See the loans, liens and value behind a property
Send an address. Get back the open loans, the liens, the foreclosure filings and the estimated value of the property. Your team reads the facts before it acts.
- 190M+Mortgage records
- 380M+Deed and sale records
- 169M+Parcels
- 3,100+Counties
How it works
One address in, the loan and lien record out. One property per call, or a whole portfolio at once.
You send the property
- An address, a parcel number with its county, or a property ID
- One property per call, or a whole portfolio as a file
We match the loans and liens
- The address is matched to one property
- Its open mortgages, past mortgages, liens and foreclosure filing come with the match
You read the facts
- The open lien count and balance, the loan types and the loan-to-value ratio
- Any tax lien or judgment
- The estimated value and its confidence score
What comes back
The loan, lien and value fields for one property, as your system receives them.

Underwriting and risk FAQ
How do lenders use BatchData property data for underwriting?
A lender sends a property address, and BatchData returns the open loans, the involuntary liens, the foreclosure filing and the estimated value in one record. Your team reads those facts before it decides on a loan. Your team decides how to use the data and holds the compliance duty for its credit decisions.
Can I see liens against a property by API?
Yes, the liens against a property come back in the same call as its loans and value. Your plan sets which datasets come back in that call. Mortgage & Transactions Data lists each lien field, such as the lien type, the amount and the dates.
How can a lender check the equity and loan-to-value of a property?
Send the property address, and BatchData returns the estimated value, the equity in dollars and the loan-to-value ratio, with the open loan balances. The valuation fields are part of the Valuation (AVM) add-on. The valuation page lists each value field.
How do I find foreclosure filings on the homes in my portfolio?
Send the addresses in your portfolio, and BatchData returns each foreclosure filing with its status and auction date. Pre-Foreclosure Data lists the status, the default date, the past due amount, the unpaid balance and the auction date of each filing. Your plan sets which datasets you get.
Is BatchData lien data the same as a title search?
No, BatchData lien data is a property data feed, not a title search, an appraisal or a credit report. The fields come from recorded documents, and Mortgage & Transactions Data lists each lien field. Your plan sets which datasets you get.
