Frequently asked questions

What is deed history data?

BatchData deed history is the list of deeds and sales recorded for a property. Each record names the buyer and the seller, and holds the sale price, the sale and recording dates and the type of deed. Records come back in one standard format.

What is in BatchData's deed history data?

BatchData's deed history holds one record for each recorded deed or sale of a property. Each record covers the buyers and sellers, the sale price, and the sale, recording and document dates. It also covers the deed type, the recorder references, the transfer tax and the sale type flags.

How is deed history different from the sale fields in assessor data?

Deed history is a full list of recorded deeds, while assessor data holds the last and prior sale of a property. Each deed record in deed history covers the buyer, the seller, the price and the dates.

Which deed types does BatchData's deed history include?

BatchData deed history records carry the type of each recorded deed, such as warranty, quitclaim or trustee's deed. The types also include sheriff's deed, tax deed and deed in lieu of foreclosure. The sale price qualifier, such as full or partial consideration, is a separate field.

Can I tell a foreclosure sale from other sales in deed history?

Yes, BatchData deed history has a flag for a sale at auction or a repossession by a lender. A second flag marks a sale by a lender back to the open market after a foreclosure. Other flags mark resales and new construction.

Can I search by deed fields?

Yes, BatchData Property Search filters on the last sale's price, date and document type, and on the seller of the last two sales. The deed history list comes back in the response and has no filters of its own. Deed history is sold as an add-on to a Property Data plan.
